Is creative financing possible?

With the rise of interest rates, EVERYONE is looking for alternatives! Last week I was holding an open house and retail buyers started asking me about Seller Financing and Subject To financing. I found it odd that a retail buyer as asking about the topic because normally that’s a conversation that have with real estate investors. I told them, “of course it’s possible! However you are going to have to submit lots of offers!!”

You see, the real estate brokerages do not teach real estate agents about creative financing. I don’t think it for any malicious reasons, it is just a complicated subject that a lot of sellers don’t want to bother with. So retail buyers inquiring on the subject is rare!

I asked them, “where did you hear about creative financing options?” They answered “YouTube!” (Shameless plug, I have a YouTube Channel as well!)

After a quick YouTube search, I realized that creative financing really is all the rage!

So, is creative financing really an option?

The answer is, YES! However, it is a Niche market. The majority of sellers’ simply aren’t… sophisticated enough to feel comfortable taking this option. So, if you want to take this route it may take a while and several submitted offers before you get someone that is comfortable accepting a creative financing offer! It’s simply a numbers game! So get out there! Start looking for properties that fit your criteria and submit offers!

The Panama Canal is Drying up!
The Panama Canal is drying up and causing a backlog of ships trying to cross! The Panama Canal normally moves around 40 ships per day. However lately, they are only capable of moving between 20-28 ships per day! take into account that 40% of the goods in the US pass through the Panama Canal and you can see how this can affect Americans’ pocket books.

How so? Ships now have to either wait in a long queue or sail south around South America adding an additional 8,000 miles and 15-20 more days to the shipping route. Turning a $260,000 in fuel cost into a $750,000 trip in fuel cost.

Guess who ends up paying for it in the end? Us Americans.

Achitiecture Stoplight:
As many of you may know, I am an architecture enthusiast! If you look at what is suggested to me on my Instagram feed it’s a combination of Trek and Canyon Bicycles, a few Nature is Metal posts, and then dominated by architecture sketches and designs!

Well, last night while doom scrolling I encountered an architecture Firm from Japan that blew me away with their designs! Kengo Kuma and Associates! I have no affiliation with them. I simply want to highlight their work! CHECK THEM OUT!

Travel:
Lastly, I have been itching to travel! I have been interested in exploring up and coming real estate opportunities. SHHHH don’t tell anyone! But, Belize has been on my mind for a while along with Mexico! Specifically Sayulita and Punta Mita, Nayarit, Mexico and Ambergris Caye, Belize. Let’s just way that these areas may be on everyones’ radar as the “trendy travel destination” much like what Tulum and Puerto Vallarta are now.
